  • How soon can I schedule an appointment?

We typically schedule 2-3 days out, however, it can vary depending on the market and the time/day you call. You may schedule online to reserve the soonest available appointment. Likewise if personalized assistance is desired and/or if a time isn’t showing that matches your availability please call us at (888) 999-0885 . We will do our best to accommodate to your schedule.

  •  What is the is price of a home inspection?

4-Point Inspection: starting at $90

Roof Certification Inspection: starting at $90

Wind Mitigation Inspection: starting at $90

4-Point & Wind Mitigation Combo Inspection: starting at $135 (25% or more value if both inspections ordered and scheduled at the same address and time)

Complete Full Home Inspection: (All Full Home Inspections Include 4-Point and Wind Mitigation Reports 

 

  • 1,500 and under Sq Ft: $450

  • 1,501 - 1,999 Sq Ft: $500

  • 2,000 - 2,499 Sq Ft: $550

 

  • 2,500 - 2,999 Sq Ft: $600

 

  • 3,000 - 3,499 Sq Ft: $650

  • 3,500 - 3,999 Sq Ft: $700

 

  • 4,000 - 4,499 Sq Ft: $750

  • Do you conduct Home Inspection outside the counties you typically serve?

On a case by case basis we may agree to serve your home inspection interest and needs outside of our marketed region of service. However this may be alter the price of inspection beyond our typical listed price and will be disclosed prior to the time of inspection.

  • How long does a home inspection take?

For Insurance based reports we recommend you plan for 45-60 minutes, although it may only take 30 minutes to conduct the report.

Full home inspections on average take one hour per every 1,000 square feet to complete. At Anthem Home Inspections we include with your full home inspection a 4- point and wind mitigation at no additional cost. Typical turnaround time for a completed report is same day on-site at conclusion of inspection.

  • Do you inspect pools and pool equipment?

Yes. With our home inspections, we do inspect the pool and equipment if they can be operated

  • What forms of payment are accepted?

We recommend paperless forms of payment via debit and/or credit card, however our company does accept cash, check, and most major debit/credit cards. Payment can be made online prior to inspector's arrival, or at the time of the inspection. Reports are locked until full payments are made and inspection agreements are accepted by client.

  • Will I be able to attend the inspection?

Yes, with Anthem Home Inspections our clients are invited to attend the inspection, ask the inspector questions and receive a verbal report at time of inspection. This is often a good time to make your plans and measurements for your new home.

 

  • What is the turnaround time to get the reports?

Once inspections are completed, we will provide you with your report before leaving the property being inspected. The inspection reports are sent to you within 5 minutes post-completion of documentation. If you are already working with a realtor or insurance agent, it would be our pleasure to send the reports directly to them in order to relieve you of the administration process. Reports are emailed to you on site. Hard copy requests may incur additional cost for postage and tracking.

  • Are your Home Insurance based Inspection reports useful for any insurance company?

Yes, Our reports are written and conducted in such a way as to be useful in shopping and comparing quotes with any and all home insurance companies

  • What are your inspectors' qualifications?

Our inspection team’s experience involves conducting well over thousands of inspections throughout the state of Florida. Services completed extend from Full Home Property reports to home insurance-based reporting likened to “cost saving”, and “health of home”, and “strength of home” Wind Mitigation, 4-Point and Tie Down inspection reports. 

  • What should I do to prepare for the inspection?

In order to be effectively prepared for your inspector, please provide easy access to the following areas:

- Attic Access/Scuttle hole

- Electrical Panels

- Water Heater

- Air Handler

Pets: We are a huge fan. We like them. And even love them. However sometimes they don’t always feel the same way about us. But we totally understand. We are new to them... and they like you a lot.  We wouldn’t expect anything less. Or perhaps they are over eager in their curiosity. We have learned over time that the best way to serve you while conducting your inspection report is to keep your pets in a secure area separate from our movement around and through the home. If it’s helpful, we can pace our progress to switch environments with your pet(s) to enable their comfort and freedom.

  • Does Anthem Home Inspections sell the information you provide to the company?

No. We would not like for someone to do that to us, so we will not do that to our clients. Any email and/or phone correspondence will be directly related to your inspection. Any and all contact details shared with us by our clients will be kept secure and private and only used for the purpose of direct contact with our clients in order to serve them best.

  • Is there a warranty or guarantee with the Inspection?

Unfortunately we cannot act as an insurance company, nor offer to cover damages that may occur over time on your home. What you are buying from us is our professional opinion about the property being inspected. This opinion is based on a time specific and limited visual inspection. What is hidden, non-accessible, or apt to happen over time is not within the scope of the inspection. Our pledge is to perform the best inspection available in the market while refusing to cut corners or rush through your inspection. 

  • Is there a requirement to fix all deficient items found in the Inspection Report?

No. Sellers are not obligated to fix deficient items found in an inspection report, unless the repair of those items are required by law, or there is wording in the contract outlining the obligation of repairs by the seller. Deficient items may be items of negotiation. You should keep in mind that no building is going to be perfect. It is up to you to decide if you would like to proceed with the purchase of said property.

  • In what format or media type do you provide the Inspection report(s)?

We have discovered that providing our Inspection reports electronically via email to be the most effective method of delivery. Especially as Real estate and Insurance Professionals request email-able copies of Home Inspection Reports from their clients. We are able to provide the report as a digital PDF document to be emailed to you and/or your agent. Likewise this delivery method allows our business to be as ecologically friendly as possible. You may also easily forward the report to the parties you wish, such as your realtor, the seller, the bank, or a trusted loved one.

  • When is payment due?

Payment is due no later than at the time Inspection services are rendered. Reports will be sent and delivered immediately upon completion of inspection. However, they will not be unlocked for viewing or sharing until payment is received in full.
